SELECTING QUALIFIED TENANTS
As any landlord who has had the unpleasant experience of attempting to evict a tenant knows, the eviction process is a difficult one for a property owner. It can also be extremely time consuming and lead to scenarios where a tenant may avoid paying rent for months. Understanding this, it is far better for a landlord to be proactive with tenant screening than to put themselves in a position where eviction becomes the only solution.
To minimize the risk of tenant default, T. Nicholas Realty recommends that landlords adopt three key criteria when selecting an applicant: 1.) income should be four times the monthly rent (so a 4:1 income-to-rent ratio) and steady (6 months or longer); 2.) credit scores should be 700 or above (with no late payments or collections); and 3.) housing references should be able to confirm no history of delinquency. Each landlord has their own discretion to be more or less stringent.
