Property Advertising & Marketing: We broadcast your listing so that it can be found by prospective tenants easily -- including by marketing your property through the Multiple Listing Service (MLS) and commonly-used internet websites, such as REALTOR.com, Zillow, Trulia, etc.
Showing Your Property: We handle all showing requests for your property, including scheduling with prospective tenants and confirming showings with any current occupants in a unit.
Tenant Screening: We typically recommend that landlords adopt three key criteria when selecting tenants: 1.) income should be four times the monthly rent (so a 4:1 income-to-rent ratio); 2.) credit scores should be 700 or above; and 3.) housing references should be able to confirm no history of delinquency.
Lease Drafting: Using a combination of standard forms and an attorney-prepared rider, we work to protect the property owner or association in possession.
Security Deposit Handling: Security deposits must be held in accordance with both state law and local ordinance -- segregated apart from a landlord's property. Interest must also be paid in accordance with state and local law.
Rent Collection: We can collect rent on behalf of a landlord or association in possession in the manner outlined in a tenant's lease. Our preferred method of payment is through an automated system which drafts payment from a tenant's account on the first day of every month, ensuring timely payment to the property owner or association in possession.
Lease Termination & Eviction: In the event that a tenant violates the terms of the lease -- either by breaking a provision of a lease or failing to pay -- T. Nicholas Realty can handle lease termination and subsequent eviction. From five-day notices through eviction court, we can handle all facets that pertain to ending a tenancy.
