RENTAL PROCESS FOR LANDLORDS

An Agent Will Call to Introduce Themselves
to the Client, Clarify
How Our Rental Process Works, and
Answer Any Questions That He/She May Have

Step 3

T. Nicholas Realty Will Prepare An Exclusive
Listing Agreeement & Disclosures, Which Will Allow Us
to
Place Your Unit in the Multiple Listing Service

Step 4

Landlord Signs & Returns the
Listing Agreement & Disclosures

 

T. Nicholas Realty Has
Photos of
Your Unit Taken

T. Nicholas Realty Markets Your Property Using A Variety
of Avenues, Including the MLS
and the Most Popular Internet Websites
(We May Also
Recommend Modifications That Would Increase Value)

Step 6

T. Nicholas Realty Receives Offers &
Screens Applicants, Verifying Identity, Income,
Credit, Criminal Records, and Housing References

Step 7

Owner Accepts A Suitable Tenant

Step 8

T. Nicholas Realty Drafts A Lease
and Assembles All Documentation That Needs
to Be Completed By the Owner and Tenant

Step 9

Once Accepted, the Tenant Will Meet
With His/Her Agent to Sign A Lease
and
All of the Other Accompanying Documents
that the Lanlord and/or Building May Require

 

Tenant Provides Checks for the First Month's
Rent, Security Deposit, & Any Building Fees

to the Landlord
for Signature (Including

Checks to the Landlord

Accompanying Documents to the Building

T. Nicholas Realty Reminds Landlords About Its Obligations During the
Term of the Lease
, (It is Extremely Important That Landlords Be Provided
with Information About Such Things as Lock Changes and Security Deposits)

RENTAL FEES
T. Nicholas Realty typically charges the first month's rent, provided that a lease is procured that is at least twelve (12) months in duration. Should a longer lease be procured, this inures to the landlord's benefit and no additional amount is due.
